THE RIGHT START MATTERS
A great tenancy starts long before move-in day.
Finding a tenant is only part of letting a property. There are enquiries to manage, viewings to arrange, applicants to assess and important details to get right before the keys change hands.
For landlords who prefer to manage their own properties, D&A Let takes care of that initial journey — combining professional letting expertise with the personal attention and care you'd expect from a family-run business.
You stay in control of your property. We'll make sure the tenancy gets off to the right start.

EXCLUSIVE TO D&A LET
A proper handover. Not just a set of keys.
Our service doesn't end with handing over a tenancy agreement.
As part of D&A Let, you'll receive our dedicated D&A Landlord Handover Guide — a practical, easy-to-follow resource designed to help you confidently take over the day-to-day management of your property.
Whether you're letting for the first time or simply appreciate having everything clearly explained, the guide helps you understand your responsibilities, organise important documents and prepare for the tenancy ahead.
Because a good handover should leave you feeling prepared, not abandoned.
OUR PRICING PROMISE
Everything taken care of. From market to move-in.
We believe knowing exactly what you're paying for should be the simplest part of letting your property.
With D&A Let, your service fee is equivalent to one month's agreed rent, subject to a minimum of £900. Everything included in your D&A Let service is covered by that fee, with no hidden D&A charges or VAT added afterwards.
And because finding the right tenant doesn't always go to plan, we've made our approach equally straightforward.
What if an applicant fails referencing?
We'll continue searching for a suitable tenant without charging another D&A Let fee.
What if an applicant withdraws?
We'll resume the search at no additional D&A Let fee, provided the tenancy hasn't commenced.
What if you need to let the property again later?
Once a tenancy has commenced, a future re-let is treated as a new instruction, with a new service fee clearly agreed beforehand.
The D&A promise: No hidden fees. No unexpected extras. Just clear, transparent pricing from the beginning.
AFTER HANDOVER
Your property. Your management. Our support getting started.
D&A Let is designed for landlords who want professional help finding and securing a tenant, but prefer to manage their property themselves once the tenancy begins.
Following check-in, we'll carry out our seven-day courtesy check to help ensure the tenancy has started smoothly. Once this is complete, our letting service concludes and you take responsibility for the ongoing management of your property.
Your D&A Landlord Handover Guide will help you understand the next steps and your responsibilities as a self-managing landlord.
What's not included in D&A Let?
To keep our service straightforward and our pricing transparent, D&A Let does not include ongoing property management services such as:
-
Rent collection and arrears management
-
Maintenance and repairs coordination
-
Contractor sourcing and management
-
Routine tenant communications and dispute handling
-
Ongoing property inspections and tenancy administration
These responsibilities remain with you as the landlord.
Prefer a more hands-off approach?
Not every landlord wants to manage the day-to-day responsibilities of a tenancy. If you'd rather leave more of the work to us, our D&A Managed service was developed with you in mind.
Different needs. Different packages. One D&A standard.
Your questions, answered.
We believe good service starts with clear answers. Here are a few things landlords often want to know before choosing D&A Let.
How much does D&A Let cost? Our one-off letting service fee is equivalent to one month's agreed rent, subject to a minimum of £900. The fee is all-inclusive, with no additional VAT or hidden D&A service charges.
When do I pay the D&A Let fee? The fee becomes payable once you have accepted an applicant who has successfully completed referencing and instructed us to proceed. We'll explain the payment process clearly before you instruct us.
What happens if a tenant fails referencing or withdraws? If an applicant fails referencing or withdraws before the tenancy begins, we'll continue the search at no additional D&A Let fee, subject to our agreed terms.
Can I choose which tenant rents my property? Yes. We'll manage enquiries, viewings and referencing, and present suitable applicants for your consideration. The final decision to accept a tenant remains yours, subject to applicable law.
Do I need to be an experienced landlord? Not at all. D&A Let is suitable for first-time and experienced landlords who want to manage their own tenancy. We'll explain the letting process and provide our Landlord Handover Guide to help you prepare for your ongoing responsibilities.
Will D&A manage the property after the tenant moves in? No. D&A Let is a tenant-find and tenancy setup service, not an ongoing management package. Following check-in and our seven-day courtesy check, responsibility for ongoing property management remains with you.
What if I need to find another tenant in the future? Once a tenancy has successfully commenced, any future re-let is treated as a new instruction. We'll agree the applicable fee with you before starting the new letting process.
How do I get started? Simply contact D&A with some basic details about your property. We'll discuss your requirements, explain how the service works and guide you through the next steps without pressure or obligation.
